Climate

The climate is moderate with warm,dry summers and mild winters. The average daily temperature range in January is 33 to 45 degrees, and in July from 50 to 81 degrees. The annual precipitation in the area is 39.7 inches.

Education

If there's one facet that's as impressive as the livability of the area, it's the quality of education available. From elementary through middle and high schools, from Linn-Benton Community College to Oregon State University, the education system can only be termed "excellent." Businesses are quick to point out education, including continuing education and training for employees and their families and first-rate elementary schooling, as a major draw for location here.

Oregon State University - 16,000 students, Corvallis Linn Benton Community College - 4,500 students, Albany University of Oregon - 17,000 students, Eugene (40 miles south).

Main Industries

Higher education, timber products, agriculture (grass seed farming, fruits & berries) and high technology are some of the major industries in the area.

Main Attractions

Tourism brings people from all over the U.S. to experience the ski slopes of the Cascades and to enjoy the beautiful Pacific Coast, all within an hour's drive from the Willamette Valley. Fishing and hunting can be enjoyed by all. The valley is also known for its fine wineries.

Stage productions are plentiful at nearby colleges and universities. There are two community theaters. In addition, Portland and Eugene attract many off-Broadway productions.

Interstate 5, US Highway 20, and Oregon Highways 34, 99E and 99W.

Albany and Corvallis Municipal airports, commercial passenger service available at Mahlon Sweet Airport in Eugene (45 minutes away) and Portland International Airport (2 hours away).

Electric Utilites

As a preferred customer of the Bonneville Power Administration, Consumers Power retains first right to low-cost, federally owned hydroelectric resources. This locally controlled utility has a significant competitive advantage in siting new companies and has competitive electric rates far lower than most parts of the United States.

Gas Utilites

Natural gas is available in the industrial areas.

Waterwaste Management

Water in Consumers Power's service area is plentiful and pure. Water and wastewater management are available to most commercial/industrial sites from the surrounding municipalities.

Housing

One very real incentive for companies to locate in this area is the availability of a wide variety of housing at prices well below those of many other U.S. cities. Executives and employees alike are delighted to to see how much home they can easily afford here.

Labor Force

The work force is made up of a good cross section of professionals, educators, white collar and blue collar workers, with a large percentage of them having a post-high school education. The work force in this area is drawn from a six county area.
