Climate
The climate is moderate with
warm,dry summers and mild winters. The average daily temperature
range in January is 33 to 45 degrees, and in July from
50 to 81 degrees. The annual precipitation in the area
is 39.7 inches.
If there's one facet that's as impressive as the livability
of the area, it's the quality of education available. From
elementary through middle and high schools, from Linn-Benton
Community College to Oregon State University, the education
system can only be termed "excellent." Businesses
are quick to point out education, including continuing
education and training for employees and their families
and first-rate elementary schooling, as a major draw for

Corvallis Linn Benton Community College - 4,500 students,
Albany University of Oregon - 17,000 students, Eugene (40

Tourism brings people from all over the U.S. to experience
the ski slopes of the Cascades and to enjoy the beautiful

valley is also known for its fine wineries.
Stage productions are plentiful
at nearby colleges and universities. There are two community
theaters.
In addition, Portland and Eugene attract many off-Broadway

Bonneville Power Administration, Consumers Power retains
first right to low-cost, federally owned hydroelectric resources.
This locally controlled utility has a significant competitive
advantage in siting new companies and has competitive electric
rates far lower than most parts of the United States.

Natural gas is available in the industrial areas.
Waterwaste Management
Water in Consumers Power's service area is plentiful and
pure. Water and wastewater management are available to most
commercial/industrial sites from the surrounding municipalities.

One very real incentive for companies to locate in this area
is the availability of a wide variety of housing at prices
well below those of many other U.S. cities. Executives
